A seller's agent should do more than advertise a property and wait for an offer.
The representation should begin before the home reaches the market and continue through pricing, preparation, showings, offer evaluation, inspections, appraisal, negotiations and closing.
Each part affects the next. A pricing mistake can affect marketing. Weak preparation can affect buyer perception. Poor offer evaluation can create unnecessary risk. And even a strong offer still has to make it through the contract-to-closing process.
My Approach to Representing Home Sellers
Understand the Seller's Goals
Before discussing price or marketing, I want to understand what matters most to the seller. Timing, net proceeds, occupancy, another purchase and risk tolerance can all influence the strategy.
Study the Current Market
Recent sales matter, but so do current competition, inventory, days on market, buyer activity and changes that may be occurring in the local market.
Build the Strategy Before Listing
Pricing, property preparation, presentation, timing and expectations should be discussed before the listing goes live rather than after problems develop.
Accurate Pricing Is the Foundation
Pricing a home is not simply finding the highest recent sale and adding a little more.
Pricing Starts With Market Evidence
A successful listing strategy begins with understanding how a property fits into the current market. I analyze comparable sales, active competition, pending activity, days on market, price adjustments and changing market conditions before developing a pricing strategy. Pricing Is a Market Strategy, Not a Promise
The market ultimately determines what a buyer is willing to pay. My job is to help the seller understand the evidence, identify the likely competitive range and position the home so that the market has a reason to respond.
And when market conditions change, the strategy may need to change with them. That's why I believe pricing should be reviewed during the listing rather than treated as a decision made once and never revisited.

My approach is generally to focus on improvements that strengthen presentation without encouraging a seller to undertake a major renovation simply because they are preparing to move.

Marketing is not simply where the listing appears. Most properly listed homes receive broad online exposure.
The more important question is:
Photography, property description, presentation, price, timing and the way the home's features are communicated all contribute to how buyers perceive its value.
Evaluating Offers Is About More Than Price
Once offers arrive, my job changes from marketing the property to helping the seller evaluate the transaction being proposed.
That means looking beyond the purchase price and considering:

Seller Representation Continues After the Offer Is Accepted
Getting an accepted offer is an important milestone, but it is not the end of the transaction.
A seller may still encounter inspections, appraisal issues, financing questions, title matters, occupancy discussions, contractual deadlines and other issues before closing.
