A Comparative Market Analysis is not an appraisal. It is a real estate market analysis designed to help buyers and sellers evaluate a property's competitive position using current market evidence.

Pricing a Home Is More Than Finding Three Comparable Sales

Comparable sales are an important part of real estate pricing, but they are only part of the analysis.

A property sold several months ago tells us what a buyer was willing to pay under the market conditions that existed at that time. It does not automatically tell us what today's buyer will pay.

That's why my pricing analysis looks at both historical evidence and current market competition.

Property → Comparable Sales → Competition → Market Direction → Adjustments → Pricing Range → Strategy

The objective isn't to produce the highest possible number or the lowest possible number. It's to develop a pricing range that can be supported by market evidence and then determine the appropriate strategy based on the client's objectives.

What Is a Comparative Market Analysis?

A Comparative Market Analysis, commonly called a CMA, is an analysis real estate professionals use to evaluate how a property compares with other relevant properties in the market.

A CMA can consider recently sold properties as well as homes currently competing for buyers' attention.

What have buyers actually paid for comparable properties?

Pending Activity

Which properties have recently attracted buyers and moved toward closing?

Active Competition

What other homes will buyers compare with this property today?

I also consider property condition, improvements, size, location, lot characteristics, amenities and other differences that may affect how buyers compare one property with another.

CMA vs. Online Home Value Estimates

Automated home-value tools can provide homeowners with a useful starting point, but an automated estimate and a property-specific market analysis are not the same thing.

I don't believe homeowners should ignore automated estimates. They can be one piece of information. The problem occurs when one estimate is treated as the complete analysis.

How I Analyze a Property

My pricing process starts with the property itself and then moves outward into the market.

1. Understand the Property

Size, style, age, condition, improvements, lot, location, amenities and features all influence which properties provide meaningful comparisons.

2. Identify Relevant Comparable Sales

I look for recent transactions that buyers and real estate professionals would reasonably compare with the subject property.

3. Evaluate Current Competition

A seller isn't competing only with homes that sold yesterday. They're competing with homes a buyer can purchase today.

4. Analyze Market Behavior

Days on market, sale-to-list relationships, price adjustments, inventory and buyer activity can indicate whether market leverage is changing.

5. Account for Important Differences

Condition, updates, location, size and other characteristics may affect how buyers perceive competing properties.

6. Develop a Pricing Range

Real estate value is rarely best expressed as one magically precise number. I prefer to establish a market-supported range and explain the evidence behind it.

7. Build the Strategy

The final question is not only what the market evidence suggests the property may be worth, but how the property should be positioned based on current competition and the client's objectives.

Why I Look at More Than One Market Window

One of the challenges with real estate statistics is that the time period selected can dramatically influence what the numbers appear to say.

A longer period provides more transactions and historical context. A shorter period can reveal changes that have occurred more recently.

90 Days

Helps identify recent buyer behavior, competition and emerging market changes.

180 Days

Provides a broader sample while still reflecting relatively current market conditions.

360 Days

Provides longer-term context and helps identify how today's conditions compare with the previous market cycle.

Looking at multiple time periods can help distinguish a temporary fluctuation from a developing trend.

Pricing Strategy for Home Sellers

For a seller, determining a reasonable value range is only the first step.

The next question is:

Where should we position this property in today's market to support the seller's objectives?

Pricing affects which buyers find the property, which homes they compare it with and how they perceive its value.

I also pay particular attention to the early response after a home enters the market. Showing activity, buyer feedback, competing inventory and new market activity can provide additional evidence about how buyers are responding to the property's position.

When a Market Adjustment May Be Appropriate

I prefer the term market adjustment rather than automatically calling every pricing change a price reduction.

Why?

Because the decision should be based on evidence.

If competing inventory changes, buyer activity slows, comparable properties close at different levels or the market provides clear feedback about the property's position, the original strategy should be reviewed.

Pricing should not be a “set it and forget it” decision. The strategy should continue to respond to the market.

That doesn't mean every home that remains on the market needs an immediate adjustment. It means the seller and agent should continue evaluating the evidence rather than ignoring what buyers and competing properties are telling us.

Market Analysis for Home Buyers

Pricing analysis isn't only for sellers.

When representing a buyer, a market analysis can help answer a different question:

What does the available market evidence suggest about this property's asking price and competitive position?

Buyers can use comparable sales, current competition and market conditions to make more informed decisions about an offer.

The analysis may also help frame conversations involving negotiation and potential appraisal risk.

That does not mean a buyer should automatically offer the number produced by a CMA. Price is only one part of an offer, and the appropriate strategy depends on the property, competition and the buyer's objectives.

Pricing Analysis and Appraisals Are Different

A REALTOR® Comparative Market Analysis and a licensed real estate appraisal serve different purposes.

My CMA is designed to help clients understand market evidence and develop a real estate pricing or offer strategy. It is not a licensed appraisal and should not be represented as one.

In financed transactions, a lender may separately require an appraisal as part of its underwriting process.
