Negotiation Strategy for Home Sellers
Pricing Strategy
The asking price establishes the starting point for negotiations. I use comparable sales, current competition, market trends and neighborhood-level data to help sellers establish a pricing strategy based on the current market rather than simply relying on what a home might have sold for several months ago.
Evaluating Offers
When an offer arrives, I help sellers evaluate more than the purchase price. We look at the financial strength of the buyer, financing, contingencies, inspection language, appraisal provisions, concessions, occupancy and other terms that may affect the probability of the transaction closing successfully.
Multiple Offers
A higher-priced offer containing significant contingencies may not necessarily be stronger than a slightly lower offer with cleaner terms. The objective is to identify the offer that provides the best combination of price, terms, risk and probability of closing.
Inspection Negotiations
A signed purchase agreement doesn't end the negotiations. Home inspections can create another round of discussions involving repairs, credits, price adjustments or other solutions.
Appraisal Issues
When an appraisal comes in below the agreed purchase price, another negotiation may be necessary. The right strategy depends on the contract, market evidence and the priorities of the parties involved.
