Northville Real Estate Market Update – July 2026

Home Prices Remain Strong as Buyers Become More Selective

If you've been wondering whether the Northville real estate market is beginning to cool, the latest July 2026 MLS data tells a different story. After analyzing every residential sale from the month, I found that Northville remains one of the strongest and most stable housing markets in Metro Detroit, but buyers are becoming more intentional about where they're willing to pay top dollar.

The market isn't slowing—it's becoming smarter.


Northville Home Values Continue to Hold Their Ground

One of the biggest indicators of market health is pricing, and Northville continues to perform exceptionally well.

Average home prices remain strong, supported by consistent buyer demand across nearly every price category. The median sales price also remains healthy, reinforcing that buyers continue to see long-term value in Northville's neighborhoods, schools, and quality of life.

Unlike many national markets that have experienced noticeable price adjustments, Northville sellers are still receiving offers very close to their asking price when homes are priced appropriately.

That tells me buyer confidence remains high.


The First Two Weeks Matter More Than Ever

One of the strongest trends I've been watching throughout 2026 continues into July.

Homes that generate strong activity during the first 10 to 14 days continue to achieve the best results.

Listings that linger on the market begin to lose negotiating power, often resulting in price reductions or buyer concessions.

Today's buyers have become much more educated. They're comparing comparable sales, monitoring new listings, and recognizing when a home is priced above market value.

For sellers, pricing correctly from the start has become one of the most important decisions you'll make.


The $500,000–$750,000 Market Continues to Drive Sales

As we've seen throughout the year, the majority of Northville transactions continue to occur between $500,000 and $750,000.

This remains the market's "sweet spot."

These homes attract move-up buyers, relocating families, and homeowners looking to take advantage of Northville's highly rated schools, parks, shopping, and community amenities.

Demand remains steady, and inventory in this range continues to move quickly when priced competitively.


Luxury Buyers Are Still Active

Northville's luxury housing market continues to outperform many surrounding communities.

Homes priced over $1 million are still finding buyers, particularly when they offer updated interiors, premium locations, and desirable outdoor living spaces.

Luxury buyers may negotiate more carefully than they did during the height of the seller's market, but they haven't disappeared.

Quality homes continue to sell.


What the Data Is Really Saying

One of the advantages of studying six months of market activity rather than a single month is the ability to identify patterns instead of reacting to short-term fluctuations.

After reviewing the July numbers alongside the trends that have developed throughout 2026, several conclusions stand out:

  • Home values remain remarkably stable.
  • Buyers continue to compete for well-prepared homes.
  • Pricing strategy has become more important than ever.
  • The strongest homes continue selling quickly.
  • Inventory has improved slightly, giving buyers more choices without creating downward pressure on prices.

This is exactly what we'd expect to see in a healthy, balanced housing market.

After more than 30 years helping buyers and sellers throughout Metro Detroit, I believe Northville continues to be one of the safest long-term real estate investments in Southeast Michigan.

We're no longer seeing buyers write offers on every available home simply because inventory is low.

Instead, we're seeing a market that rewards preparation, realistic pricing, and strong marketing.

That's good news for both buyers and sellers.

Sellers who invest the time to prepare their home continue achieving excellent results, while buyers finally have enough inventory to make thoughtful decisions without sacrificing quality.
