Canton, Plymouth, Northville & Livonia Real Estate Market Report: Which Metro Detroit Market Is Leading the Way?

If you've been following the Metro Detroit housing market, you've probably noticed that real estate isn't moving the same way everywhere. Buyers and sellers often hear that "it's a seller's market" or "the market is slowing," but those broad statements don't tell the whole story.

I recently analyzed the last six months of residential home sales in four of Southeast Michigan's most active communities—Canton, Plymouth, Northville, and Livonia—to see where buyers are competing the hardest, where sellers are receiving the strongest offers, and where opportunities exist for today's home buyers.

The results paint a very interesting picture.

Plymouth: The Most Competitive Seller's Market

Plymouth continues to set the pace among these four communities.

Homes are selling the fastest, sellers are receiving the highest percentage of asking price, and nearly three out of four homes are selling at or above list price. Limited inventory combined with strong buyer demand continues to make Plymouth one of the most competitive real estate markets in Metro Detroit.

My Take: If you're selling in Plymouth, this is still an excellent market. Buyers know quality homes are hard to find, and they're willing to compete when a property is priced correctly and shows well.


Northville: Premium Home Values Continue

Northville remains the luxury leader.

With the highest average and median sale prices of the four communities, Northville continues attracting buyers looking for executive homes, larger lots, and award-winning schools.

The difference today is that luxury buyers have become more selective. Homes are taking longer to sell than in neighboring communities, and buyers are negotiating more carefully before making offers.

My Take: Sellers can still achieve outstanding prices, but pricing strategy and home presentation are more important than ever.


Canton: A Well-Balanced Market

Canton continues to offer one of the healthiest and most balanced housing markets in Wayne County.

Buyer demand remains strong while inventory gives purchasers more choices than they might find in Plymouth. Well-priced homes continue selling quickly, but buyers have a little more time to compare options before making decisions.

My Take: Canton remains one of my favorite markets because it offers opportunities for both buyers and sellers. Sellers are receiving solid offers, while buyers can still find excellent homes without the extreme competition seen in some neighboring communities.


Livonia: Strong Demand Meets Affordability

Livonia continues to lead all four communities in overall sales volume.

Affordable pricing, established neighborhoods, and convenient access throughout Metro Detroit continue attracting first-time buyers, move-up buyers, and families looking for long-term value.

Despite its affordability, Livonia remains highly competitive, with many homes selling at or above asking price.

My Take: Livonia continues to deliver one of the best combinations of value, demand, and market stability in Southeast Michigan.

After reviewing hundreds of recent home sales, here's how these communities compare:

🏆 Fastest Moving Market: Plymouth

💰 Highest Home Values: Northville

⚖️ Best Balance for Buyers and Sellers: Canton

📈 Strongest Sales Volume and Value: Livonia

Each community offers something different, and that's exactly why local market knowledge matters.


The Biggest Trend I'm Seeing

The biggest story isn't about rising or falling prices—it's about buyer behavior.

Today's buyers are informed. They compare homes carefully, study online photos, review market data, and expect value.

Across all four communities, the homes generating the strongest offers have three things in common:

  • They're priced correctly from day one.

  • They're updated and move-in ready.

  • They present well online and in person.

Homes that miss on pricing or condition are taking longer to sell and often require price reductions before attracting serious buyers.


What This Means for Buyers and Sellers

If you're planning to sell, your pricing strategy has never been more important. The right price, combined with professional marketing and preparation, is still producing excellent results.

If you're buying, opportunities still exist. Understanding which communities fit your budget and lifestyle—and knowing how to compete in each market—can make all the difference.

Every market is different. A strategy that works in Plymouth may not be the best approach in Northville, Canton, or Livonia.
