If you've been wondering whether the Canton Township real estate market is still moving, the June numbers provide a clear answer—absolutely.
While average home prices softened slightly compared to earlier this year, buyers continue to compete for well-priced homes. Properties are selling faster than they were during the first five months of 2026, and sellers are once again seeing offers above asking price. Based on the latest June MLS data, the market remains healthy and continues to favor sellers who price their homes correctly.

Those numbers tell us one thing immediately—buyers are still moving quickly when the right home becomes available.
One of the most noticeable trends is how quickly homes are selling.
During the first five months of 2026, the average Canton home spent 35 days on the market. In June, that number dropped to 22 days, representing a 37% improvement in marketing time.
Even more impressive is the median marketing time of only 10.5 days, which means many homes were receiving accepted offers within the first two weeks.
For sellers, this is encouraging news. Well-prepared homes that are priced strategically continue to generate strong buyer interest almost immediately.
Perhaps the strongest indicator of buyer demand is the sale-to-list price ratio.
During the first five months of 2026, homes averaged 99.8% of their asking price.
In June, that climbed to:
101.3% of asking price.
That means buyers are once again competing for desirable homes and, in many cases, paying more than the list price to secure them.
This isn't something we typically see in a slowing market.
Some headlines might focus on the average sale price declining from $449,146 earlier this year to $438,463 in June.
However, this doesn't necessarily indicate falling home values.
Real estate averages are heavily influenced by the types of homes that close during a particular month. June included a larger number of mid-priced sales, which lowered the average without changing the overall strength of buyer demand.
When homes are selling in just 22 days while averaging 101.3% of list price, it's difficult to argue that buyers are pulling back.
The activity level simply tells a different story.
