If you are watching the Canton real estate market closely, the mid-April numbers show a market that remains active, competitive, and leaning toward well-positioned sellers. Inventory has improved a bit as we move deeper into the spring market, but buyers are still facing limited choices across many price ranges.
Based on the current Canton mid-market report, there are 80 active residential listings on the market. The median list price is $522,500, while the average list price is $558,181. The median days on market is 17 days, which tells us that buyers are still moving when the home is priced correctly and shows well.

Canton has a healthy mix of homes on the market right now, but the inventory is not spread evenly across all price ranges. The strongest concentration of listings is in the middle and upper-middle price bands, which is where many move-up buyers are shopping.
The largest group of available homes sits in the $600,000 to $699,999 range, which says a lot about where many Canton sellers see value in today’s market. At the same time, there are still opportunities below $500,000, but buyers in those ranges should expect competition when a home is clean, updated, and priced right.
That means 40% of the active inventory has been on the market for two weeks or less. So no, this market is not asleep. It is just pickier than it was when everything with four walls and a mailbox got mobbed on day one.
When we look at where the activity is concentrated, a few parts of Canton stand out more than others. Since MLS reports often group data by ZIP code and school district rather than neighborhood nickname, the best way to read the current hot spots is by those categories.
The 48187 area currently has the most active inventory and a faster median market time than the township overall. This is a strong sign that buyers are paying close attention to homes in this part of Canton, especially where pricing lines up with condition and location.
The 48188 section is carrying a slightly higher median price point and a higher median price per square foot. That tells us buyers are still willing to pay for desirable homes in this area, especially larger homes, newer homes, or properties with upgraded features.
Homes in the Plymouth-Canton School District are clearly a major driver in the Canton market. With the highest listing count and a strong median price, this segment remains one of the most attractive parts of the local market for both move-up buyers and relocating buyers.
One of the clearest signals in the current data is that sellers still have leverage, but the market is no longer giving out gold stars for wishful pricing. Out of the 80 active listings:
That means 25% of the active listings have already reduced price. The message is simple: buyers are active, but they are not throwing money at homes that miss the mark on price, condition, or presentation.
Sellers still have a good opportunity in today’s market, but strategy matters. The homes that are moving the fastest are generally the ones that check the basics:
If a home is priced properly and looks ready for the next owner, buyers are still responding quickly. If it is overpriced, buyers are not shy about scrolling right past it and letting it sit.
Buyers have a little more breathing room than they did during the peak frenzy years, but this is still a market where preparation matters. A home that is priced correctly and in a popular part of Canton can still draw fast attention.
In plain English: some homes are stale, but the good ones are still getting love.

The Canton real estate market is active, healthy, and still competitive in the right segments. Buyers have more choices than they did earlier, but the market is not flooded with inventory. Sellers still have opportunity, but pricing and presentation matter more than ever.
